MANUFACTURED HOME STRUCTURAL REPAIR
BEFORE SCHEDULING YOUR SITE VISIT
Manufactured-home structural damage commonly requires additional professional engineering after the site visit. This may include engineering review, repair details, structural calculations, drawings, engineering letters, permit documents, coordination, or other office work.
These additional services are not included in the $300 site visit fee and will be billed separately.
By scheduling the site visit, the client acknowledges that additional billable engineering and office time may be required to complete the structural repair process.
The $300 fee covers Jeff’s site visit and on-site structural assessment only.

A SIMPLE PROCESS
From Site Visit to Repair Engineering
1
SCHEDULE SITE VISIT
$300 SITE VISIT + STRUCTURAL ASSESSMENT
2
ADDITIONAL ENGINEERING
+ OFFICE TIME
After the site visit, Jeff reviews the field information and performs the additional professional engineering required for the repair.
This may include structural analysis, repair details, calculations, engineering letters, drawings, or other documentation.
3
REPAIR DOCUMENTATION
ISE prepares the engineering documentation required for the specific repair, which may include structural details, calculations, drawings, letters, and permit support as applicable.
IMPORTANT ACKNOWLEDGMENT
Scheduling the $300 site visit confirms your understanding that the site visit is only the first phase of ISE’s professional services and that additional billable engineering may be required afterward. No letter, calculations, repair design, or drawings are included in the $300 visit.
The $300 fee covers Jeff’s travel, on-site evaluation, and assessment of the visible and accessible structural conditions.

What Can ISE Help Evaluate?
Manufactured homes can experience localized structural damage from termites, moisture, deterioration, previous alterations, or other site-specific conditions. ISE can evaluate visible structural damage and determine whether engineering may be needed for the repair.
Evaluation of damaged or deteriorated perimeter framing, including termite-damaged rim joists.
RIM JOIST DAMAGE
FLOOR FRAMING DAMAGE
Review of damaged floor joists, framing members, and related structural components.
LOCALIZED STRUCTURAL REPAIRS
Engineering for localized framing damage, including review of surrounding framing and connections to determine the repair or replacement details needed.
REPAIR ENGINEERING
When engineering is required, ISE can prepare project-specific repair details, calculations, and structural drawings as applicable.
How to Prepare for Your Site Visit
- Expose the damaged framing as shown in the attached detail.
- All finishes, insulation, existing tarps, plastic sheeting, or temporary coverings removed as necessary to allow a clear view of the framing and damaged members.
- Remove insulation and finishes as needed.
- Any tarps or temporary weather protection have been removed immediately before our arrival.
- Provide safe access to all affected areas.
- A new, sturdy 8-foot ladder available on-site. Please do not use older or unstable ladders.
- Access provided to the interior of the home so Jeff can evaluate any related structural conditions.
- Have any pets secured.
- Contractor or owner should be present if possible.
- If additional concealed conditions are discovered, another visit may be required.
BEFORE OUR VISIT
To make the most of our time on-site, please complete the following before our arrival:
Expose a minimum 24" strip of roof sheathing at the ridge and rafter ends to be evaluated. If preferred, the contractor may remove the full 4' × 8' sheet where appropriate.
1️⃣ Minimum Roof Exposure
- Composition shingles (2:12 pitch)
- Asphalt-saturated felt
- 3/8" plywood roof sheathing
- 2x6 Douglas Fir rafters @ 16" o.c.
- Fiberglass insulation with no cross ventilation
- Interior ceiling finish
2️⃣ Visible Conditions Only
Jeff can evaluate only structural members that are exposed and accessible at the time of the site visit.
3️⃣ Typical Roof Assembly
Visible dry rot or other damage should be exposed before the visit. Additional concealed damage may be discovered once framing is opened.
4️⃣ Existing Damage
5️⃣ Ridge Framing May Vary
The detail shown is illustrative only. Manufactured homes may use different ridge and roof-framing configurations.
Only needed when roof framing is part of Jeff’s evaluation
Required Roof Exposure
Illustrative engineering detail — actual framing conditions may vary.
Roof Framing Evaluation Preparation
Actual assemblies may vary by home.
IF ROOF FRAMING IS BEING EVALUATED
PREP BEFORE JEFF ARRIVES
Roof framing must be exposed and safely accessible before the scheduled site evaluation.
Jeff’s site visit is a limited structural engineering evaluation. It does not constitute or replace the official inspection required for permitted manufactured-home work.
California HCD states that qualifying manufactured-home alterations are subject to HCD regulation, plan review, and inspection. Only HCD can perform the official permit inspection.
The contractor or owner should review the issued HCD permit/job copy for the required inspection stages and scheduling instructions. To schedule an inspection, contact HCD at:
